二世帯の安心と賃貸経営を両立した家
道路と高低差のある敷地に建っていた賃貸併用住宅の建て替え計画です。
敷地の段差を活かしながら、賃貸住宅と二世帯住宅を無理なく共存させることをテーマとしました。道路側には半地下の賃貸住戸を設け、その上に木造2層を重ねることで、5戸のワンルームを備えた賃貸住宅と完全分離型の二世帯住宅を実現しています。
オーナー住宅は、1階に親世帯、2階に子世帯を配置。それぞれが独立した生活を送りながらも、同じ建物に暮らす安心感を得られる計画としました。
また、各世帯に外部空間とのつながりを設け、親世帯は庭の気配を、子世帯は南東方向へ広がる眺望を楽しめる住まいとしています。
敷地の特性を活かしながら、二世帯の安心と賃貸経営を両立した賃貸併用住宅です。

This is a reconstruction of a rental and mixed-use house that stood on an irregular site with a step from the road. We were required to plan a two-family home and a one-room rental home without waste, using the maximum volume that could be built on this site.
The plan was to use the step of the land to create a semi-basement rental unit that opens to the road side, and then place two wooden layers on top of that, creating a two-story building with one basement floor and two aboveground floors. We cleared the height restrictions from the road and the north side, relaxed the volume of the basement of the house, relaxed the building coverage ratio for semi-fireproof buildings, and used the sky exposure ratio to secure the maximum floor space. Separate approaches (evacuation routes) were set up for the rental home and the two-family owner's home, and the rental home was planned as a one-room apartment (shared housing) with five units. The owner's home, with the parent family on the first floor and the child family on the second floor, is a completely separate two-family home (tenement style) that is connected to the outside space and takes in the expanse and view to the southeast.
